Peak season
Short stays capture the potential of stronger demand periods.

Our story · 2021—today
SmartStay was built through hands-on experience. We learned every part of the work ourselves, then turned that knowledge into a service that helps owners get more from their investment property.
It began with an opportunity
While working as a real-estate broker, Taur Tärnov was offered a three-bedroom apartment in Tallinn's Old Town. He renovated it with friends, prepared it for guests and laid the foundation for SmartStay.
This was not a business model invented at a desk. It was a real apartment, real responsibility and a chance to learn the entire process from start to finish.
A practical foundation
Our first property taught us what quality management really requires. Today's processes are grounded in experience, not assumptions.

The portfolio taught us to adapt
As the portfolio grew, seasonal patterns became clear. Corporate clients also needed homes for one to nine months. We combined short and medium-term rentals into one flexible model.
Short stays capture the potential of stronger demand periods.
Medium-term rentals create steadier revenue when tourist demand is lower.
Short bookings can fill gaps before the next longer-term tenant arrives.
We choose the model using location, season, numbers and portfolio demand.
Full-service property management
We take responsibility for the whole. Owners receive a monthly overview, approve larger costs and remain involved in decisions that raise the property's value.

Our principles
Good management begins with trust and transparency — and strong relationships with owners, guests, neighbours, associations and partners.
The next chapter
In five years we have built a system we are genuinely proud of. Our next goal is to bring the same flexible, owner-friendly service beyond Tallinn.
